What Should I Expect From a Rental Appraisal?
What should I expect from a rental appraisal? Expect an in-person inspection and a written rental estimate based on current comparable properties, presentation and renter demand, not just historical data or broad suburb averages.
A good rental appraisal should begin with an inspection of the property. Online data and suburb averages can provide background information, but they cannot fully assess the condition, presentation, layout, natural light, parking, outdoor space, renovation quality or other features that influence renter demand.
Current comparable rentals are the starting point. The agent should look at properties that are genuinely similar in location, accommodation, condition and overall appeal, particularly those that have recently leased or are currently competing for renters.
The strongest evidence is usually recent and local. A broad suburb median can be useful for context, but two properties within the same suburb can attract very different rents because of street position, presentation, floorplan, parking, outdoor space and the quality of the property.
Renter demand also matters. A rental appraisal should consider who is currently looking for a property like yours, what alternatives they have available and how much competing stock is on the market at the same time.
The highest rental estimate is not automatically the best advice. Pricing the property above where renters see value can reduce enquiry, extend vacancy and ultimately cost more than achieving a realistic market rent promptly.
Equally, the appraisal should not simply aim for the quickest possible lease by setting the rent too low. The objective is to establish a rental position supported by evidence and then present the property properly to the market.
Presentation should form part of the discussion. The agent should identify whether cleaning, gardening, paint, carpet, minor maintenance or other improvements may strengthen the property’s appeal before advertising begins.
You should also expect the agent to explain the recommended leasing strategy. This can include the proposed asking rent, advertising approach, inspection process, likely renter profile and how applications will be assessed once enquiry begins.
This is also an opportunity to understand who will actually handle the property once you appoint the agency. Ask who will conduct the leasing, who will assess applications, who will recommend the renter and who will manage the ongoing tenancy after the property is leased.
That continuity matters. In some larger property management structures, the person providing the rental appraisal may be a new business manager, the leasing may then be handled by another person and the ongoing tenancy by somebody else. Owners should understand how many handovers are built into the service and how information about the property is retained.
