Position is one of the first differences buyers notice. A quieter street, better orientation, stronger outlook, easier access, more privacy or a better position within a particular pocket can all affect how a property is perceived and what buyers are prepared to pay.
Presentation can also materially influence the result. A property that feels well maintained, well styled and easy to move into can create greater confidence and emotional appeal than another home with similar accommodation but weaker presentation.

Campaign execution is another reason seemingly similar properties can produce different outcomes. Marketing quality, buyer follow-up, communication, negotiation and the way interested parties are brought together can all influence whether the available demand is converted into genuine competition.
A property may be inherently appealing, but if the campaign fails to reach the right buyers, enquiries are not followed up properly or interested parties are not managed effectively, the final result may not reflect the property’s full potential.
This is also why individual sale results need to be interpreted carefully when comparing properties. The final price reflects the property itself, but also the market conditions, buyer pool, campaign strategy and level of competition present at that particular moment.
A strong appraisal should therefore look beyond headline similarities and explain the differences that buyers are likely to value, together with the current market conditions and competition surrounding your property.
Similar properties can produce very different results because buyers do not purchase specifications alone. They respond to the complete property, the competition around it and the way the campaign is executed.
