Your Property

What Is My Property Worth in Hawthorn Right Now?

The question is not what similar properties have sold for. It is what informed buyers will compete to pay for yours, now.

There is no single formula for the value of a Hawthorn property. Two homes in the same street can attract very different levels of buyer interest depending on their land, architecture, condition, orientation, privacy and position.

A meaningful appraisal combines recent sales evidence with an understanding of the buyers currently active in the market, the listings you would compete with and how your individual property is likely to be received.

The figures below set the context. They are the starting point for valuing a Hawthorn home, not the answer.

The Market Now

Have Hawthorn Property Prices Fallen?

Yes. The Hawthorn house median reached $3,100,000 in calendar 2025, the highest annual figure in the series, and sits at $2,500,000 for the 12 months to September 2026. That is 15.8% below the previous 12 months and about 19% below the 2025 figure.

Volume has fallen with it. There were 109 recorded house sales in the latest 12 months against 173 in the 12 months before. With fewer sales, the median moves heavily with the mix of what sells. Part-year figures swing further again: the 2026 calendar-year median to date is $2,360,000 from just 74 sales.

What It Means If You Own in Hawthorn

Hawthorn is now a two-speed market. Around 40% of house sales in the past 12 months were above $3 million, while around half sold below $2.5 million. Buyers have more choice and take more time, so they pay strongly for what is genuinely scarce and discount what is not.

For owners, property-specific evidence matters more, not less. The right comparable sales, an honest read of current buyer depth and a clear view of competing listings separate a realistic figure from a headline number.

Value Drivers

What Sets Property Value in Hawthorn

Hawthorn house sales in 2026 have ranged from $1.1 million for a 201 m² house to $11.5 million for a 1,861 m² holding, and have taken anywhere from about two weeks to more than seven months to sell. Across a range that wide, these are the factors that decide where a home sits.

01

Street and Pocket

Hawthorn values move street by street. A home in a quiet, established family street and a similar home on a main road such as Burwood Road can differ substantially in value.

02

Land and Planning

Land size, frontage, orientation and shape, along with the heritage overlays and planning controls that shape what a buyer can build or change.

03

Lifestyle and Convenience

Walking distance to Glenferrie, Hawthorn or Auburn stations, Glenferrie Road shopping and dining, parks and the Yarra makes daily life easier, and buyers pay for it.

04

Schools

Scotch College is in Hawthorn itself, with MLC, Xavier College, Carey Baptist Grammar and Trinity Grammar close by in Kew. Proximity broadens the family buyer pool for larger homes.

05

Family-Size Homes

Houses with the bedrooms, living space and garden a family needs draw Hawthorn’s deepest buyer pool. Period character, floorplan, renovation standard and presentation then decide how buyers rank your home against the alternatives.

06

Scarcity

Only 24% of Hawthorn dwellings are separate houses and 59% are flats or apartments (ABS Census 2021). A house offering land, character or position that is difficult to replicate attracts stronger competition.

Online Estimates

Are Online Estimates Accurate in Hawthorn?

Online estimates rely on historical sales and automated modelling. In a suburb with between roughly 110 and 200 house sales a year and prices spread from around $1 million to more than $10 million, the models have little genuinely comparable evidence to work with.

They also cannot see what buyers see in person: light, outlook, privacy, floorplan, heritage detail, renovation quality and the street itself. In Hawthorn, those qualities often account for the largest part of the price.

Appraisal or Valuation

Appraisal Versus Formal Valuation

A property appraisal is an estate agent’s assessment of likely selling value, based on comparable sales, current buyer demand and competing listings.

A formal valuation for lending, legal, family law or estate purposes is prepared by a qualified valuer. If you are selling, planning ahead or deciding whether to downsize, an appraisal is the right starting point.

Questions

Frequently Asked Questions

What Is My House Worth in Hawthorn?

Your house’s likely selling value depends on recent comparable sales, current buyer demand, competing properties and the individual characteristics of your home. The Hawthorn median house price is $2,500,000, but recent sales have ranged from $1.1 million to $11.5 million. A local property appraisal considers these factors together rather than relying on a suburb median or automated estimate alone.

What Is the Median House Price in Hawthorn?

The Hawthorn median house price is $2,500,000, based on 109 recorded house sales over the 12 months to September 2026. That is 15.8% below the previous 12 months, when the median was $2,970,000. The median unit price is $590,000.

Have Hawthorn House Prices Fallen?

Yes. The Hawthorn house median reached $3,100,000 in calendar 2025 and is now $2,500,000, about 19% lower. Over the past 12 months the fall has been 15.8%. Sales volumes also fell, from 173 house sales in the previous 12 months to 109, so the median has been heavily affected by which homes sold. Individual property values have not all moved by the same amount.

Why Do Hawthorn Median Prices Differ Between Sources?

Each provider uses a different time period, a different set of recorded sales and a different method. Calendar-year, part-year and rolling 12-month figures can differ sharply: the 2026 calendar-year median to date is $2,360,000 from 74 sales, while the rolling 12-month median is $2,500,000. With house sales spread from around $1 million to more than $10 million, small changes in the mix of sales move the median substantially.

How Much Is a Unit or Apartment Worth in Hawthorn?

The Hawthorn median unit price is $590,000, up 3.1% on the previous 12 months, with a median rent of $550 per week and a gross rental yield of about 4.8%. Individual values depend on the building, size, outlook, parking, lift access and owners corporation, and larger apartments in quality buildings sell well above the median.

Are Online Property Estimates Accurate in Hawthorn?

Online estimates are a starting point only. Hawthorn house prices are spread across a very wide range, so automated models have limited genuinely comparable evidence and cannot assess street position, heritage character, condition or presentation.

What Does a House Appraisal in Hawthorn Include?

A house appraisal considers recent comparable sales, current buyer demand, competing properties, land, position, condition, accommodation and other property-specific factors to provide an informed assessment of likely selling value in the current Hawthorn market.

What Is the Difference Between a Property Appraisal and a Valuation?

An appraisal is an estate agent’s assessment of likely selling value based on market evidence and current conditions. A formal valuation for lending, legal or other formal purposes is prepared by a qualified valuer.

Should I Get an Appraisal if I Am Not Ready to Sell?

Yes. In a market that has moved as much as Hawthorn’s over the past 12 months, an appraisal shows where your property sits now and helps you plan timing, particularly if you are considering downsizing in the next year or two.
