What is an urgent repair in Victoria?
Under the Residential Tenancies Act 1997, urgent repairs in a rental property are:

  • Burst water service
  • Blocked or broken toilet system
  • Serious roof leak
  • Gas leak
  • Dangerous electrical fault
  • Flooding or serious flood damage
  • Serious storm or fire damage
  • Failure or breakdown of any essential service or appliance provided by a landlord or agent for hot water, water, cooking, heating, or laundering
  • Failure or breakdown of the gas, electricity or water supply
  • Any fault or damage in the premises that makes the premises unsafe or insecure
  • An appliance, fitting or fixture that is not working properly and causes a substantial amount of water to be wasted
  • A serious fault in a lift or staircase.
  • Any appliance, fixtures or fittings (other than a dishwasher) that uses or supplies water
  • Air conditioning
  • Safety devices
  • Faults or damages that make the property unsafe/insecure.
  • Pest infestations
  • Mould/damp

Troubleshooting

No Water?

Contact your local water provider to understand if there are works nearby, usually you will receive a text to inform you of emergency works. Check your meter is still on.

No Hot Water?

Check that power switches are on in the case of an electric hot water system; alternatively, for the gas, check that you have gas working and also check the pilot light is on; it may need to be manually lit. Check also for water leaks as this will require a plumber to turn the water tap off if you can to save any expense.

Water Leaks (Inside or Outside)

Turn of the water at the meter and wait for the plumber.

Blocked Drains or Sinks?

Drains typically only block because of what goes down them, ‘Draino’ is good for unblocking, or try a plunger. Clear any obvious blockages like hair, food, etc, because it’s the tenant’s responsibility should that be the cause.

No Gas?

Contact your gas provider.

Gas Smell or Potential Leak?

Immediately contact your gas supplier to report the leak and turn off the mains. Call 000 in the event of an emergency.

Split Systems

Make sure your remote batteries are working, and note filters need to be cleaned regularly. Set the temperature to a comfortable level because it uses a lot of power. Lastly, refer to your manual if you are unsure how to operate it.

Locks Stiff/Sticking

You could try some graphite powder, however, do not use WD-40 as it attracts dirt and dust will make it worse.

Smoke Detector Beeping

Replace the battery as it is sign of a low battery for those not hardwired. If it continues please report to us.

Oven Not Working

Is the child lock on (key symbol)? Have you set the timer? Some ovens require this to be done before they will work. If the timer is flashing, it needs to be set. Check mains to see if switch has tripped.

No Internet

Contact your provider regarding this.

Auto Garage/Gate Not Opening

Check power and check remote batteries they may need replacing.
